• Application Fee: $50.00 per applicant (18+)

Application fees are non-refundable.

• Security Deposit: One month’s rent per unit

• Non-Refundable Pet Fee: $150.00 per pet (due at move-in)

• Monthly Pet Rent: $25.00 per pet

Monthly & Utility Fees

• Water & Sewer & Trash: included with rent

• Electric Service Fee: $30.00 per billing cycle if utilities are not placed in the resident’s name

• NSF Fee: $35.00

• Late Fee: 10% of monthly rent if payment is not received by the 6th of the month

• Early Termination Fee: Equivalent to one month of base rent plus any concessions received

• Maximum Pets Allowed: 2

• Maximum Adult Weight: 65 lbs per total weight combined

• Allowed Pets: Dogs and cats

Pets must be house-broken and properly vaccinated.

Breed restrictions include, but are not limited to: Akita, Husky, Chow Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, and Wolf Breeds.

The Birches requires all residents to maintain renters insurance with:

• Minimum Liability Coverage: $100,000

• Minimum Personal Property Coverage: $10,000
